Proactive Code Compliance Inspections–Phase 3

Starting mid-January 2020, the City’s Code Compliance Office is conducting proactive property maintenance inspections in the area bounded by:

  • Zollinger Road to the North
  • Northwest Blvd to the West
  • North Star Rd to the East
  • Lane Ave to the South

Members of the City’s Code Compliance Office will be assessing the condition of all homes, businesses and associated structures during this time period. These assessments will be conducted from the public right-of-way.

Any visible issues, such as deteriorated or damaged exterior finishes, flaking paint and piles of trash or debris will be noted. Shortly thereafter, property owners will receive a letter from the Code Compliance Office that details the issues, the timeframe for correcting them, and next steps should the issue/s not be resolved. The department will work with residents to achieve voluntary compliance on issues within a reasonable amount of time, if they are unable to meet the originally stated timeline.

This is the third area to undergo proactive inspections, as part of a program that was reinitiated following completion of the River Ridge/Kingsdale West Study. The study process had highlighted the concerns of many in the neighborhood about property maintenance issues, oftentimes the result of rental properties not being maintained appropriately by landlords or renters failing to meet their yard care requirements. The study recommended that the City begin proactive inspections in an effort to encourage good stewardship of the district’s homes and properties.
