The City of Upper Arlington is conducting a detailed analysis of the community’s housing market to gain a better understanding of existing conditions and trends at the local level and within the regional context. The study is being conducted by CommunityScale, an urban planning and spatial data analysis company that utilizes state-of-the-art analytics to help municipal governments, housing developers and advocates understand and respond more effectively to communities’ complex housing needs.
The study is built around a detailed analysis of existing conditions. This includes core data such as the number and types of housing currently available, trends in property values and housing cost increases, as well as trends in remodeling and new construction activity over the past 10 years. The study will explore demographic changes within Upper Arlington and the region over the past 20 years, providing an analysis of how those trends have changed the local housing market. There will also be a detailed analysis of the economics of different housing to help estimate the magnitude of future demand and the potential for new development. The study will identify any challenges within the current environment that might be restricting access to housing or limiting residents’ ability to move within the community as their housing needs evolve. Using all the data gathered, CommunityScale will provide an analysis of the impacts any prospective city programs or policy changes might have on the cost and availability of housing in Upper Arlington.
In addition to analyzing the available data, the study team has been conducting a series of interviews with local stakeholders, including realtors, developers of single- and muti-family housing, local home remodeling companies, and senior living firms.
Feedback from the broader community is also key to this process, and CommunityScale is currently seeking input from residents via an online survey. The survey, which can be accessed using the above link, is quick and simple to complete, seeking your impressions on the current housing marking in UA, what you would look for when considering moving to a new home, and what steps the City could take to improve or increase housing options within the community.
Once CommunityScale has completed its study, the team will share an overview of its findings and recommendations with City Council. This is expected to take place in the Spring or early Summer. A final report will be made available on the City’s website.
